Climate Change, Conveyancing, and Conveyancers – What are the implications of the Law Society Practice Note
Chair: Stephen Sykes, Head of Environment, Climate and Sustainability Law, Capital Law
Panellists: Alasdair Cameron, Policy Adviser: Climate change and Planning and Environmental Law, The Law Society / Richard Flemmings, CEO, Map Impact / Oliver Baldock, Director, Ashfield Solutions / Catherine Shiers, Customer Engagement Director, Groundsure / Edward Donne, Director – Professional Indemnity, Howden
Following the publication of the Law Society’s Practice Note on climate change, conveyancers now face the task of understanding what it means in practice. This session will explore the implications of the new guidance, how it may affect day-to-day work, what steps firms and individuals can take to comply, and what ‘light touch’ compliance would look like. It will also consider the expectations of homebuyers, lenders, and insurers, alongside the growing need to assess a broader range of both acute and chronic climate-related risks. Above all, conveyancers will need practical guidance that is easy to use and helps minimise the ever-growing list of information they’re expected to provide, enabling the profession to respond effectively and proportionately to climate-related responsibilities.
This session finishes at 14:15, offering delegates five-minutes to make their way to the next session if going to Breakout Session Four in Herringham Hall

Session Three: Re-imagining Client Onboarding: Customisation, Compliance & Control in the Digital Age
Tuke Hall – Sponsored by tmGroup
Chair: Jonathan Stebbings, Chief Commercial Officer, tmGroup
Panellists: Jon Horton, Product Director, tmGroup / Louise Hazell, Partner, Lightfoots Solicitors / Suman Dally, Partner and Head of Conveyancing, Swiitch
In an era where expectations for speed, security, and user experience are higher than ever, client onboarding remains one of the most pressing challenges for law firms and conveyancers. This session explores how firms can overcome hurdles in onboarding — from regulatory compliance to client communication — and leverage technology to design tailored journeys that reflect their brand, workflow, and risk appetite.
Session Four: Creating Enduring Efficiencies in Conveyancing
Herringham Hall – Sponsored by Ochresoft
Speaker: Rob Gurney, Managing Director, Ochresoft
The property transaction process is fragmented. Digitisation has a significant role to play in unlocking the full potential of the property market but firstly action is required to address some longstanding process inefficiencies.
Join Rob Gurney, MD of Ochresoft as he gets to the bottom of the ‘meat and potatoes’ of conveyancing. Rob will explore realistic opportunities of standardising the way that relevant information is shared earlier, how this will improve collaboration and transparency between all stakeholders in the property transaction and ultimately bring greater certainty and speed to transactions.

Leasehold vs Commonhold – Which System Works Best?
Speakers: to be announced
Commonhold was first introduced in England and Wales in 2002 but has failed to be used as a widespread form of homeownership. In 2020, the Law Commission published a report on reinvigorating commonhold as an alternative to leasehold ownership. Listen to two experts discuss the pros and cons of both systems.

Client Accounts – Should They Be Interfered With?
Chair: David Opie, Managing Director, Today’s Media
Panellists: Angela Hesketh, Head of Market Development, PEXA / Mark Slade, CEO, Fidler & Pepper / Phil Edwards, Managing Director, Quality PI / Robert Stevens, Head of Property Risk, Nationwide
The Solicitors Regulation Authority is considering changes that could remove solicitors’ ability to hold client money, potentially shifting funds to Third Party Managed Accounts. At the same time, several organisations are looking to take over the property payment process, reducing conveyancers’ role in handling funds. These developments follow the Bank of England’s proposals for greater payment synchronisation across sectors.
Our expert panel, featuring voices both for and against the changes, will explore the potential impact on law firms, clients, lenders, and the future of conveyancing.
